Renting is a trap. Run the numbers.

Rent rises. Prices rise. The upfront you need keeps moving. Put in your numbers and see how much sooner you could own.

How this works

Three paths

  • Keep renting. Your monthly savings are invested at the savings return. Rent grows every year.
  • Buy on your own. Save until you can cover the full upfront (down payment plus closing costs). The price grows while you save, so the target moves. Then buy with a standard mortgage. The rent you no longer pay, minus the mortgage, joins your monthly savings.
  • Buy with Sooner. Same, but Sooner covers part of the upfront (default 8% of the price), so you buy earlier. You repay Sooner over 60 months at a flat premium (default 7% per year of the amount covered).

Math

  • You start with your savings today. By default that is the 20% down payment, already saved.
  • Monthly savings grow with your salary (default 5% a year)
  • Defaults reflect Dubai since 2003: prices and rents about 7% a year, salaries about 5%, and a 10% market return
  • Net wealth = savings + home equity - Sooner balance
  • Sooner repayment = amount covered × (1 + 7% × 5) in 60 equal payments
  • Money you are not spending earns the savings return (default 10%, a market return)
  • The simulation runs month by month and reports at each year end

Not modeled

  • Maintenance, service charges, selling costs
  • Market volatility: returns are steady, not real
  • Property and mortgage insurance
